Fractured Prune Doughnuts Coming to Bradford Plaza in West Chester, Pa.
Levin Management Inks Lease with Made-to-Order Doughnut Franchise
WEST CHESTER, Pa., March 1, 2018 – Made-to-order bakery shop Fractured Prune Doughnuts has leased 1,300 square feet at Bradford Plaza in West Chester. Located at 700 Downingtown Pike, the 161,000-square-foot, grocery-anchored shopping center is exclusively leased and managed by North Plainfield, N.J.-based Levin Management Corporation (LMC).
LMC Leasing Representative Barry Borsky negotiated the long-term lease; Brian Kash of SSH Real Estate represented the tenant.
An Ocean City, Maryland, landmark since 1976, Fractured Prune Doughnuts is known for its hot, hand-dipped doughnuts. Patrons can customize their doughnuts with at least one dozen different glazes and toppings. Glazes include key lime, mocha and blackberry, while toppings range from cookie crumbs, mini-chocolate chips and sea salt to vanilla wafers and rainbow sprinkles.
“Made-to-order concepts – in this case a designer doughnut shop – comprise one of the most popular new dining trends today,” said Borsky. “Brands like Fractured Prune capitalize on consumers’ growing appetite for customized food experiences. There is nothing else like Fractured Prune available in this marketplace, and we are confident it will be a welcome addition to the local food scene.”
The presence of a Giant Food supermarket, along with Bradford Plaza’s co-tenancy and local demographics, attracted the Fractured Prune franchise owner, according to Borsky. Bradford Plaza also is home to national tenants such as Petco, Dollar Tree, Walgreens and Orangetheory Fitness. The center includes optical provider New Vision Family Eye Care; Pennsylvania Wine and Spirits; and a complementary mix of local retailers, restaurants and service providers.
Bradford Plaza is located at the busy intersection of Downingtown Pike (Route 322) and West Strasburg Road (Route 162), proximate to downtown West Chester, West Chester University and 16 public schools. More than 108,000 people comprise the growing population within a five-mile radius of Bradford Plaza. That same area also boasts an average household income more than $118,000 and a daily traffic count of 63,500 vehicles.
LMC is marketing additional available space at Bradford Plaza ranging from 1,500 to 7,900 square feet, including a proposed pad site opportunity.
For more than 65 years, LMC has served as a trusted single-source commercial real estate services provider for institutional and private owners. The firm today maintains a diversified, retail-focused portfolio of approximately 100 properties totaling 14 million square feet in the Northeast and Mid-Atlantic states, offering leasing, property management, financial management and reporting, construction and development, lease administration, marketing services, and acquisition and disposition consulting services. LMC’s capabilities continue to evolve with new technologies, efficiencies and sustainability-focused initiatives to serve a new generation of properties, investors and tenants.
