Middletown Commons in Middletown, N.Y. Reaches 100 Percent Occupancy

New Wonders Learning Center, Dolson Avenue Medical Lease a Combined 16,000 SF at Levin-Managed Center


MIDDLETOWN, N.Y., Mar. 31, 2016 – Two lease agreements totaling 16,000 square feet bring retail occupancy to 100 percent at Middletown Commons in Middletown, N.Y. The new tenants include day care center New Wonders Learning Center (10,000 SF) and chiropractor/physical therapy clinic Dolson Avenue Medical (6,000 SF), according to Levin Management, exclusive leasing and managing agent for the 28,000-square-foot property.

Levin’s Jordan Korris, leasing representative for Middletown Commons, negotiated the long-term leases.

Middletown Commons’ location in the heart of a residential community was an added benefit to both tenants, according to Korris. “Location plays a pivotal role in the success of a child care center or healthcare provider,” he said. “Middletown Commons’ outstanding address, just minutes from Route 211 and I-84, was a key factor in attracting these tenants. New Wonders Learning Center and Dolson Avenue Medical are excellent synergy for the center, and we expect both businesses to enjoy tremendous success here.”

New Wonders Learning Center, which has replaced Children’s Corner Learning Center at the shopping center, provides quality childcare programs for children six weeks old through age 5. Dolson Avenue Medical is relocating and expanding from within Middletown, according to Korris. Using a holistic team approach to pain management, the practice specializes in chiropractic, acupuncture, massage therapy and physical therapy.

Located on Route 17M and Dolson Avenue, Middletown Commons’ unique tenant mix includes ACS Commercial Solutions and the offices of State Senator Bonacic. The center serves a growing residential population of more than 60,000 people within a five-mile radius. The marketplace offers an average household income of more than $74,000, and the daily traffic count exceeds 39,000 vehicles.

Two proposed pad sites and a 75,000-square-foot potential ground leasing opportunity currently are available at Middletown Commons.
