Restaurant to Occupy 4,200 Square Feet in Revitalized Downtown District
PATCHOGUE, N.Y., April 4, 2017 – Irish restaurant and pub James Joyce has signed a 4,200-square-foot lease at 35-71 South Ocean Ave., a 23,000-square-foot retail property in downtown Patchogue. Levin Management Corporation (LMC), exclusive leasing and managing agent for 35-71 South Ocean Ave., orchestrated the long-term lease.
The restaurant’s menu will blend classic Irish fare with American favorites, according to E.J. Moawad, LMC’s leasing representative for the property.
“We couldn’t be more excited to welcome James Joyce and feel this restaurant is the perfect complement to the property’s existing tenant mix,” said Moawad. “This part of Patchogue is undergoing an exciting redevelopment, making it a very desirable place to live, shop, dine and conduct business. 35-71 South Ocean Ave. occupies an ideal location just one-half block away from New Village at Patchogue, which includes more than 290 luxury apartment units. Additionally, the daily traffic count on Main Street exceeds 27,000 vehicles. James Joyce will benefit from these advantages, along with superior accessibility and strong regional demographics.”
35-71 South Ocean Ave. sits just three blocks from the Long Island Railroad, approximately one mile from The Sunrise Highway and less than five miles from the Long Island Expressway. The recently renovated property serves a growing residential population of more than 150,000 people with an average household income of more than $95,000 within a five-mile radius.
The property is home to a Family Dollar store, We the People and 360 Taiko Sushi & Lounge, among other tenants. One 2,500-square-foot retail space is currently available.
