Virginia’s First Fortunoff Backyard Store, Charleys Cheesesteaks and Wings Coming to Falls Church

Two New Leases Total Nearly 20,000 SF at Levin-Managed Crossroads Place

Virginia’s first Fortunoff Backyard Store and cheesesteak franchise Charleys Cheesesteaks and Wings are coming to Crossroads Place in Falls Church. The leases total nearly 20,000 square feet of new tenant activity for the shopping center located at the heavily traveled intersection of Leesburg Pike and South Jefferson Street.

Levin Management Corporation (LMC) serves as exclusive managing agent for the 340,000-square-foot Crossroads Place. Rappaport’s Melissa Webb, who represents LMC locally, arranged the leases on behalf of property ownership. Bryan Davis and Geoffrey Mackler of H&R Retail represented Fortunoff Backyard Store. Davis and H&R Retail’s Sean Harcourt represented Charleys Cheesesteaks and Wings.

Fortunoff Backyard Store will make its state debut with a 17,800-square-foot location at Crossroads Place, featuring a wide assortment of stylish outdoor and patio furniture, décor and accessories. During the holiday season, offerings also include an array of Christmas trees, wreaths, ornaments, lights and tree toppers. This marks the second LMC-managed location for Fortunoff Backyard Store; the firm brought the retailer to Bridgewater, N.J., in 2022.

Charleys Cheesesteaks and Wings, which will open a 2,100-square-foot restaurant at Crossroads Place, specializes in made-to-order cheesesteaks, gourmet fries, real-fruit lemonades, and classic and boneless wings. After more than 35 years of operation, the Charleys brand has grown to over 700 locations worldwide.

“Fortunoff Backyard Store is a very strong brand and a perfect match for Falls Church and Crossroads Place,” said Webb. “And with the continued impressive performance of fast-casual dining, we are excited to bring a global brand like Charleys to the property.”

Crossroads Place’s location in a densely populated area with exceptional demographics has been integral in attracting desirable national tenants to the property, noted Matthew Harding, CEO of Levin Management. “Crossroads Place has earned a reputation as an excellent place to do business,” he said. “Having the most sought-after retailers leads to strong consumer traffic, which drives profitability. At Crossroads Place, this win- win is working.”

Crossroads Place draws 3.7 million visitors per year, according to real-time traffic data from Placer.ai. Anchored by a Giant food store and Burlington, the property’s tenant mix includes HomeGoods, T.J.Maxx, Cost Plus World Market, KC Beauty, Mattress Warehouse, Olive Garden, Longhorn Steakhouse, Chipotle, Einstein Bagels, Quickway Japanese Hibachi and Starbucks, along with neighborhood conveniences such as a nail salon and optometrist.

The center serves a growing residential population of more than 579,000 people within a five-mile radius, and the marketplace boasts an average household income of more than $186,000. Crossroads Place also benefits from a daily traffic count of 30,000 vehicles on Leesburg Pike.

One 12,500-square-foot space remains available at Crossroads Place.
