Levin Management Arranges 1,855-SF Commitment at Retail Property
Khrystyna Kvas, DDS, has leased 1,855 square feet at Morrell Plaza in Philadelphia and will establish a new private practice at the 103,000- square-foot shopping center on Frankford Avenue/Route 13.
Levin Management Corporation (LMC) serves as the property’s leasing and managing agent. Fred Younkin, LMC leasing representative, orchestrated the transaction on behalf of property ownership.
An experienced local practitioner, Dr. Kvas will provide a full range of quality general dentistry services for the whole family including routine check-ups, preventive care, specialized dental treatments and more, along with emergency dental services. “I look forward to meeting and building relationships with patients, and becoming an active part of the local community,” she said.
Younkin noted that Morrell Plaza’s strong tenant mix, exceptional demographics and a visible location – in the retail heart of a busy Northeast Philadelphia neighborhood – proved a perfect fit for Dr. Kvas.

Morrell Plaza is anchored by a 63,000-square-foot, high-volume ShopRite supermarket. The tenant roster also includes Rite Aid, Yamato Sushi & Hibachi, T-Mobile, Freedom Credit Union, Wingstop, Supercuts, Dunkin’ and Mr. Wish Bubble Tea, among others.
The property serves a three-mile residential population of more than 124,000 people, and a daytime population of about 61,000 within those same three miles. It draws 1.9 million visitors per year, according to real-time traffic data from Placer.ai.
