Hamilton Plaza

The Challenge

Built in the 1960s, Hamilton Plaza is a grocery-anchored shopping center in the heart of a thriving community. However, the property and the configuration of the center’s ShopRite store had become dated. An anchor-tenant closing resulted in 50,000 square feet of vacancy that, with limited frontage, was proving difficult to fill. In 2009, Levin Management took on the assignment to modernize Hamilton Plaza and enhance its tenant mix.

The Levin Solution

Levin commenced negotiations with ShopRite, which was interested in expanding and reconfiguring its Hamilton location. Once the footprint for the new store was established, our development group coordinated the design and plans for a $20 million dollar renovation and expansion of the entire center, for which we secured approvals and financing, bid the construction and awarded contracts, and oversaw implementation.

The ShopRite store expanded from 45,000 square feet to 82,000 square feet. We also added a new, 10,000-square-foot end cap and two pad sites. Levin replaced building façades, added a great deal of new landscaping, replaced the property’s pylon signage, added new monument signs, and reconfigured the parking lot to improve flow. In addition to retaining tenants, our leasing department developed a marketing plan to attract new, national retailers to the property.

Today Hamilton Plaza looks brand new, the center’s existing retailers have expanded or renovated, and additional tenants have joined the mix. ShopRite now has a World Class Store designation. A.C. Moore, another long-time anchor, has renovated its 20,400-square-foot store. Petco, Mattress Firm, Moe’s Southwest Grill, Norman’s Hallmark, T-Mobile, Texas Roadhouse and Let’s YO! all have opened locations at this bustling property.
